Landlords

We have designed a Letting and Management Company that we believe alleviates the pressure from the Landlord and protects their investments in a professional and effective way. As specialists, we are fully focused on the needs and priorities of landlords and tenants.

Rent
We can advise you on the market rent for your property. It will be arranged for the rent to be paid by the tenant monthly to our client account and you will be paid direct from this account.

Deposit
We collect a deposit from the tenant to safeguard against any damage to your property. On termination of the tenancy we will carry out a full inspection on the property and the costs of any work associated to the tenant will be deducted from the deposit.

Tenant and Agreement
We will find a suitable tenant for your property and complete references and credit checks. We will prepare a legal agreement which would be for a period of not less than 6 months which can be renewed again for the same period or longer. This gives you the flexibility to re-occupy the house after giving the tenant two month's notice to quit, under Section 21 of the housing Act, 1988. The tenant may also terminate the agreement after the initial period by giving at least two month's notice.

Rates and Services
The payment of water rates, council tax, gas, TV License, electricity and telephone bills are generally the responsibility of the tenants.

Repairs
You will be responsible for all major repairs to the property except for damages caused by the tenants. Small repairs can be carried out by our contractors, or ones nominated by you, and their charges deducted from your account. We will always ask for instructions before commencing any repairs.

Insurance
We provide information and help on rent and legal protection insurance, house building insurance and home contents insurance, all of which are important when letting your property.

Fees
Our fees for managing the property are one of the most competitive to be found. For these fees we will:

  • Find you a suitable tenant
  • Take up references and credit check
  • Draw up a tenancy agreement
  • Take a Statement of Condition
  • Collect the rent and account to you monthly
  • Make regular inspections of the property and keep you informed
  • Advice on any repairs that are necessary

Outlined above are the detailed elements of our Full-Management Service. However, we maintain a flexible attitude, and are generally able to adapt our Service to meet our clients individual circumstances and needs, for example by providing a part only Service, or occasionally by taking on additional tasks and duties.
We also provide a tenant finding only service where full management is not required. Full details of fees and services can be provided upon request.

Safety Regulations
The Furniture & Furnishings Fire Safety Regulations 1988, the Furniture & Furnishings Fire Safety Amendment Regulations 1993

From 1st of March Landlords letting residential property must ensure that all upholstered furniture complies with the Fire and Furnishings Fire Safety Regulations 1988. Failure to do so could result in imprisonment or fines.

  • Three piece suites, armchairs & sofas
  • Beds, headboards, mattresses, divans & bed bases
  • Sofa beds, futons & other convertible furniture
  • Nursery & children's furniture
  • Loose, stretch & fitted covers for furniture
  • Pillows, scatter cushions & seat pads
  • Garden furniture suitable for use in a dwelling.

The Gas Safety Regulations 1994
The gas safety regulation requires a Landlord to ensure that all gas fittings and flues are maintained in good order, and gas appliances and flues are checked for safety once in a period of 12 months. This must be done by a CORGI registered engineer and the certificate issued to existing tenants and any new tenants before they move in.

If required, we can arrange a CORGI registered engineer to inspect the appliances and issue a landlords safety certificate.

Landlords certificate for two appliances i.e. boiler and hob is £70 (£20 per appliance thereafter).
Depending on location an extra travelling charge maybe added.

The Electrical Equipment Safety Regulations 1994
The electrical safety regulation requires that any electrical appliance supplied must be safe. Where their safe use requires, appropriate instruction booklets must also be provided. Unlike the gas safety regulations, there is no statutory annual testing interval. Yet, in order to meet the requirements, it is still important that all electrical equipment be tested regularly.

Smoke Detectors Act 1991
The Department of Environment introduced new regulations which require any new building built after June 1992 to have smoke detectors installed. Whilst not yet a legal requirement for other properties, we feel this legislation will soon follow and Landlords can still face serious claims in the event of a fire. We would therefore recommend Landlords to install smoke detectors
